How this works
- A Random Forest model, trained on around 17,000 English property sales
from HM Land Registry, matched to floor area from EPC records.
- Each sale is joined to its LSOA's socioeconomic profile — local income,
school attainment (Attainment 8), employment, health and crime deprivation
from the English Indices of Deprivation.
- The predicted price and its ±10% range come from that model given the
property type, floor area and the LSOA's own socioeconomic figures — not
from comparable recent sales directly.
